  1. OUTDOOR AND INDOOR AREA RENTAL TARIFFS – 2021
  • OUTDOOR AREA TARIFFS:
    1. Outdoor Area Rent:
  • The rental fee of outdoor area assigned to investor user companies to make investments is 2,92 US$-m2/year.

This fee shall be paid in accordance with principles determined by the General Directorate of Free Zones, Abroad Investment and Services.

  • The investor user company shall pay the cash deposit up to the amount corresponding to ¼ of the annual rental fee to K.I. on the agreement commencement date at latest only for once.
  1. Outdoor Stockyard (2018/4 numbered Circular): Outdoor area rental fee to be assigned to companies receiving Outdoor Stockyard License; General cargo and wheeled vehicles; 2,75 US$-m2/month.
  1. Outdoor Storage Yard (1994/6 numbered Circular): The assignment fee of areas determined as outdoor storage yard to user companies; depending on the type of the area, maximum; 11,00 US$-m2/year.
  1. Port Warehouse;

- Container arriving via sea and land routes;

  • INDOOR AREA RENTAL TARIFFS:

Below given tariffs may be applied for indoor areas constructed and rented out by B.K.I. and users and indoor areas belonging to the Treasury which are devolved and to be devolved to the Treasury as of 01/01/2019;

** Fees written in the Table of Tariff may be increased up to 10% for special equipped buildings and general cargo depots with below given features other than standard ones;

  • Cargo lift with minimum 5 tons lifting capacity that can be operated as mounted on building assembles;
  • Or gantry cranes,
  • Or rock wool insulated sandwich roof panel, rock wool insulated sandwich façade panel, special forklift doors, spiral doors for vehicle loadings inside the building

*** The maximum rate shall be 11 US$/m2-month in case all operations and services are given in this regard through preparation and follow-up of entrance/exit documentation within scope of the Depot Utilization Certificate (DUC).

* Fees in the above given Indoor Area Tariff are calculated by considering outdoor area rental fees which the indoor area is located on.

** Superstructures devoted to the treasury shall be rented out through rates written in this Tariff. Rates in the tariff shall be applied as maximum limits for rental of superstructures constructed by

B.K.I. and users.

  • RENTAL TARIFFS OF SUPERSTRUCTURES DEVOTED TO TREASURY BUT OCCUPIED BY TENANT
  • Agreements shall be renewed by MESBAŞ until end of the period with current version.
  • Agreement shall be signed through the indoor area tariff given in 2 for the new rental period.
  • Agreement rental periods shall contain one year periods each. For rentals performed during the year, the agreement’s expiry date shall be arranged as 31 December for the first year, and the agreement shall be signed to contain the 01 January – 31 December period for subsequent years.
  • Outdoor areas used for machinery park purpose and not having any superstructures shall be assigned in accordance with the tariff to be determined by the General Directorate of Free Zones Abroad Investment and
  • The tenant shall pay the cash deposit up to the amount corresponding to ¼ of the annual rental fee of the rented indoor area to MESBAŞ on the agreement commencement date at latest.
